One of the best ways to have a garage space that increases your home value is to make sure it is in good repair. When a potential buyer does their very first walk through your garage can help make or break the sale. If it hasn’t been touched in 20 years the time to spruce it up is before the first buyer comes to look. When thinking about a garage that is in good repair think about things such as;

Every city has certain building codes all homes must follow. One popular item many homeowners have to add when they convert their garage into a living area or bedroom is a new window. A garage can be so much more than a messy catch-all for items that don’t fit inside the home. Through a remodel, it can be made into an organized storage unit or a workshop, or simply made more functional, with room for at least one car. Turning a standard 600-square-foot, two-car garage into a well-organized, tidy space is less expensive than most remodeling projects. Because a garage already has a floor, walls and a roof, the primary tasks are finishing the framed walls and adding organizational systems.

Purge: Look at your pictures, think of them in terms of a small space. Purge anything that doesn’t work in a small space. With minimal square feet to work with, you don’t need a spa bathroom. While a game room sounds great, the space needed for a pool table is probably not there. Take out anything from your plan that doesn’t fit in a smaller space.

Another problem is moisture vapor. Moisture vapor from the ground works from below to loosen the coating's bond with the concrete. In the case of alkyd paints (also called oil-based paints), the moisture will react with the alkaline materials in the concrete and form a soap. This process is called saponification. The soap loosens the paint's bond with the concrete. Never use alkyd or modified alkyd paints on concrete.

You may have to drill holes through studs or through the top plate of walls to reroute wires. If so, be sure to center the holes on the stud. If the plastic-sheathed cables are too short to reach the next box when you reroute them, you can add a junction box and splice on a length of cable. The new box must be accessible either in the attic space or through a blank cover on the wall or ceiling.
Every parent whose living room is drowning in a sea of toys has probably tried to think of a convenient storage solution at least once or twice. Although you might lack a method for keeping the endless piles of books, blocks, Barbie’s, and balls organized for more than 30 minutes, you might be able to exile them from your living room into a room of their own.
