The cost to finish a garage is often less than the cost of a remodel, coming in at an average of about $5,000. Finishes should factor high on your list of materials before you ever begin your garage conversion. The answers to the following questions will go far in determining your budget. Low-end finishes will save you big bucks at the time of renovation, but high-end finishes will help recoup your ROI when it comes time to sell.

Flooring: Concrete slabs are cold, hard, and not very pretty to the eyes. Even if you’re on a tight budget, installing new floors during your garage conversion could be worth your while in terms of comfort and aesthetics. Vinyl flooring is one of the more cost-effective options and is available in many different designs made to look like wood, tile, or natural stone. If the space is framed in and moisture isn’t a concern, carpet is also a viable option for softer flooring as long as insulation occurs beforehand.

Determine needs vs wants: There is always a difference between what you WANT in your garage, and what you NEED. While you may want a high end entertainment complex, do you need it? Before you begin your project sit down and make a list of needs, and wants. By creating a prioritized list you keep yourself from overspending. Once you have your needs addressed, throw in a few wants.
But about those new formulations, one is Epoxy Shield garage floor paint. It's a waterborne coating consisting of epoxy and acrylic resins with color chips that you sprinkle over while the coating is wet. Its manufacturer says it’s specifically formulated to withstand hot-tire pickup, moisture vapor and attack by solvents and chemicals that drip from a car or come in on the car's tires. It comes as a kit that consists of a cleaner-degreaser, two paint components that you mix together and nonskid color chips. To apply, first clean and degrease the floor. Then mix the two-part coating together and roll it on. Finish up by broadcasting the nonskid chips onto the coating while it’s still wet. You should be able to walk on the surface in four hours and drive on it after seven days when it’s fully cured. The kit costs about $60.

You may have to drill holes through studs or through the top plate of walls to reroute wires. If so, be sure to center the holes on the stud. If the plastic-sheathed cables are too short to reach the next box when you reroute them, you can add a junction box and splice on a length of cable. The new box must be accessible either in the attic space or through a blank cover on the wall or ceiling.
Leaky doors and windows let in uncomfortable drafts and increase heating and cooling costs. Check your garage service door to be sure it has good weather stripping and a threshold that seals tightly to the bottom of the door. In most cases, if your service door is missing a threshold and weather stripping, it’s more efficient to replace the door with a new, weather-tight version. You can buy an inexpensive prehung metal exterior door at home centers and lumberyards.
Every parent whose living room is drowning in a sea of toys has probably tried to think of a convenient storage solution at least once or twice. Although you might lack a method for keeping the endless piles of books, blocks, Barbie’s, and balls organized for more than 30 minutes, you might be able to exile them from your living room into a room of their own.
Most unfinished garages have the bare minimum of outlets and lights, so you’ll want to add a few. And in some cases, you’ll have to reroute wiring that’s attached to the face of studs or the underside of ceiling framing. We had to reroute phone wires, door opener control wires and plastic-sheathed cable in our garage. Remove surface-mounted wiring and move it into the stud space, or reroute it over the top of the ceiling joists or trusses.

Every project comes down to cost, so it only makes sense to start there. According to our garage remodeling cost estimator, the average garage remodel runs $8,582.
